The PITIAS payment is the payment that reflects the monthly housing expense on a Mortgage and is the sum of the following: A modified monthly principal and interest payment Monthly pro rata amount for real estate taxes, plus applicable monthly Escrow cushion Monthly pro rata amount for property and flood insurance, if applicable, plus applicable monthly Escrow cushion Monthly pro rata amount of homeowner’s association dues, Condominium Unit or cooperative unit maintenance fees, and ground rent, as applicable, and If applicable, the Projected Monthly Escrow Shortage Payment, if any (see Section 9206.3(b)(ii))
